I have Easy Edit Suite installed and working but when I try to preview e.g standpard page asset it shows blank.
Even previewing the the asset in the administration interface with root access doesn't show anything.
But for some strange reason I can preview image files.

This sounds like an issue that isn't just isolated to ESS. Is it just Standard Page assets that have this problem?
Any thing in the error log?

I'm running Matrix v4.10.6, and extracted the EES version1858 into the var/www/matrix/data/public/ees folder, however I think this directory is not actually being used, since my Matrix build (following your tutorial) has all the EES files under home/websites/squiz_matrix/data/public/ees
When I create a normal design file without EES markup it works fine, but with EES markup I can only preview image. However when you click edit contents you can see everything.
This is taken from the most recent Matrix system log from the administration log asset.

Hmm, yeah, I am really not sure what is going on. Bust definitely seems like the ees files are in the wrong place unless Apache is using Matrix that is in the www folder.
If the ees directory exists with the Matrix Build, is it even necessary to download the EES into the following directory: /var/www/matrix/data/public

No, not at all. The manuals are just giving that path as an example. You need to put EES where Matrix is so that Apache can find it.
The manual says:
This guide assumes that you are installing Squiz Matrix into /var/www/ - please make adjustments to commands as required.

If you preview and nothing is display in either view then it sounds like there is no design applied; file assets would still be able to be previewed.

The "Page Contents" that is greyed out is normal behaviour, as you do not select the Page Contents to access the asset.

It should be fixed for him now. I took a look at the installation and found the issue. :)

At the end it was stupid mistake from my part.
Might do a video of how to install it in the future.
